How to verify a project’s RERA registration yourself
You do not need an agent or a lawyer for this one. A phone and ten minutes are enough.
The official source is the website of the Karnataka Real Estate Regulatory Authority (K-RERA). Search for “Karnataka RERA” and open the government site. A registration number looks like a long code with “KA” and “RERA” in it.
A safety habit: search for the portal by name and check that the address ends in .gov.in before you type anything. Never use a link sent to you on WhatsApp or by an agent to check that agent’s own project.
Step 1
Open the K-RERA website
Find the public search for registered projects. It is usually listed under a heading for projects or a search option on the home page. Menu names change from time to time, so look for the word “project”.
Step 2
Search by number, project or builder
Type the registration number exactly as printed. If nothing comes up, try the project name or the builder’s name. A real registration will show the project.
Step 3
Match the basics
Check the builder (promoter) name, the project name, the address and the land survey numbers. Every one should match the brochure and the agreement you are shown.
Step 4
Note the filed completion date
The builder files a proposed completion date when it registers. If it has been extended, the page shows that too. This is the date your rights under s.18 of the Act are measured against.
Step 5
Open the documents and updates
Look for the approved plan, the unit types with carpet areas, and the builder’s quarterly progress updates (required by s.11). A long gap in updates is worth asking about.
Step 6
Save what you found
Take a screenshot with the date showing, or save the page as a PDF. If anything later differs from what was filed, that record helps you.
FAQ
Questions buyers ask
What if the number does not show up?
First retype it carefully, then search by project or builder name. If it still does not appear, ask the builder in writing for the registration certificate. Do not pay anything until it is clear.
Is a RERA number the same as an approval?
No. RERA registration means the builder has filed the project’s approvals, plans and promises with the authority. The approvals themselves come from the planning and local authorities. RERA puts them on the public record.
Can an agent also be registered?
Yes. Under RERA (s.9), real estate agents who sell in registered projects must register too. You can search for agents on the same website.
What is The Shalott Marque’s RERA number?
PRM/KA/RERA/1251/308/PR/180826/008871. Search it on the K-RERA website yourself, which is exactly what this page is for.
Found something that does not match?
Ask the Reeva team. We will explain what it means, and for our own project we will show you every paper.
