If you are buying your first home, you have probably heard that the government will "pay part of your EMI". That is roughly what PMAY-U 2.0 does, but only for some buyers and some homes. This guide explains, in plain words, who qualifies, how much it is really worth, and why many Bengaluru buyers find the limits tighter than they expected.
Every figure here was checked on 15 October 2026 against the official PMAY-Urban portal and the Interest Subsidy Scheme page on PMAYMIS. Schemes change, so check them again on the day you apply.
What PMAY-U 2.0's interest subsidy scheme is
PMAY-U stands for Pradhan Mantri Awas Yojana – Urban, the central government's housing mission for towns and cities. Version 2.0 was approved in 2024. It has several parts, called verticals. Most are for building or renting low-cost homes through state agencies.
The part that matters to a salaried first-home buyer is the Interest Subsidy Scheme, or ISS. Under it, the government pays some of the interest on your home loan. You still take a normal loan from a normal bank. The subsidy is simply credited into that loan account, which lowers what you owe.
It replaces the older credit-linked subsidy scheme (CLSS) that ended in 2022. If an article mentions MIG-I and MIG-II, or a ₹2.67 lakh subsidy, it is describing the old scheme.
Who qualifies: income bands and first-home rule
The scheme groups households by yearly income:
| Group | Household income a year |
|---|---|
| EWS (economically weaker section) | Up to ₹3 lakh |
| LIG (lower income group) | ₹3 lakh to ₹6 lakh |
| MIG (middle income group) | ₹6 lakh to ₹9 lakh |
A "household" here means husband, wife and unmarried children. Income is the household's total, and you declare it with a self-certificate or affidavit.
The first-home rule is strict. No one in the household may own a pucca house (a permanent, all-weather house) anywhere in India. Not in Bengaluru, not in your home town. If your spouse inherited a flat, you do not qualify.
You also cannot have taken a central housing benefit before. And the loan must have been sanctioned and disbursed on or after 1 September 2024.
Loan amount and home value caps
Three more limits apply, and in Bengaluru they bite:
- Home value: no more than ₹35 lakh.
- Loan: no more than ₹25 lakh.
- Carpet area: no more than 120 square metres (about 1,290 sq ft).
The ₹35 lakh cap is the one most Bengaluru buyers fail. Most new 2 BHK flats in the city's growth corridors cost well above that once you add GST and parking. A smaller 1 BHK, a resale home or a home on the city's outer edge may fit. If your budget is higher, read our guide to flats under ₹80 lakh in south-east Bengaluru for what the full cost looks like without the subsidy.
Be honest with yourself here. Do not stretch a property's paperwork to squeeze under the cap. Banks check the sale agreement, and the subsidy can be taken back.
How much it saves (worked ₹ example)
The subsidy is 4% interest relief on the first ₹8 lakh of your loan, for a tenure of up to 12 years. The total is capped at ₹1.80 lakh, paid in five yearly instalments. The official portal puts the present value (what it is worth in today's money) at about ₹1.50 lakh, using an 8.5% discount rate. You need a loan tenure of more than five years.
Here is how that looks for a household that qualifies:
- Household income: ₹7.5 lakh a year (MIG).
- Home value: ₹32 lakh, a ready 1 BHK on the city's edge.
- Own money: ₹7 lakh. Loan: ₹25 lakh, at 8.5% for 20 years.
- EMI: about ₹21,700 a month.
If the full ₹1.80 lakh arrives as five instalments of ₹36,000, each one comes off your outstanding loan. That cuts your interest from then on. With the EMI unchanged, a ₹36,000 cut to the principal each year for five years can bring the end of a 20-year loan forward by well over a year, depending on your bank's rate and how it applies the credit.
Put simply: real, useful money, but not a game changer. It is worth roughly a few months of EMI in total, not a big cut to every EMI. Use our EMI calculator to see the effect on your own loan by entering a smaller principal.
The interest you still pay may also qualify for income-tax deductions. Our home loan tax benefit tool shows how much.
How to apply via your bank
- Check your eligibility honestly. Income, no pucca house in the family, home under ₹35 lakh, loan under ₹25 lakh.
- Pick a participating lender. Ask whether the bank or housing finance company is a primary lending institution (PLI) for PMAY-U 2.0.
- Register your demand. Apply on the unified web portal through pmaymis.gov.in, using your Aadhaar. Your bank can help.
- Apply for the loan, mentioning PMAY. Give the income self-certificate, Aadhaar for every adult in the household and the property papers.
- Bank sends your claim. After sanction and disbursement, the lender claims the subsidy from the central nodal agency.
- Watch your loan statement. Each yearly instalment shows up as a credit in your loan account.
Instalments are only paid while the loan is standard (no defaults) and live, and while more than half the principal is still outstanding. Closing the loan early can mean losing the later instalments.
Common reasons applications fail
- Home over ₹35 lakh. The most common one in Bengaluru.
- Someone in the family owns a house. Including inherited property elsewhere in India.
- Loan sanctioned before 1 September 2024. Older loans do not qualify.
- Aadhaar mismatch. Names or details that differ across documents.
- Lender not on the scheme. Check before you sign.
- Missed EMIs. A loan that turns non-performing stops further instalments.
- Prepaying too fast. Instalments need more than half the principal outstanding.
If you do not qualify, that is common in Bengaluru. Your bigger levers are usually the interest rate you negotiate, the down payment you save and choosing the right home. Our first-home guide covers each one.
