Flats under ₹80 lakh in south-east Bengaluru: the real costs
What an ₹80 lakh budget buys along Sarjapur–Attibele Road and Hosur Road, what you will actually pay once tax and fees are added, and the income a lender will look for.
What ₹80 lakh buys: sizes by locality
South-east Bengaluru is one of the few parts of the city where ₹80 lakh still buys a proper 2 BHK in a new building. As a rule, the further you go from the Outer Ring Road, the more carpet area the same money buys.
- Inner Sarjapur Road: ₹80 lakh is a stretch for a new 2 BHK; expect compact layouts.
- Sarjapur–Attibele Road: a comfortable 2 BHK is realistic, and some smaller 3 BHKs.
- Attibele, Chandapura and Bommasandra: 2 BHKs are common in this range, with the Yellow Line metro now running from Bommasandra.
- Anekal side: more space for the money, but longer commutes and more panchayat-khata property to check carefully.
We do not quote other builders’ prices. Asking prices change monthly; portals such as PropertyPistol (Attibele) show current listings. Always compare on carpet area, the usable floor inside your walls, which is how RERA requires homes to be sold.
The all-in cost (base + GST + stamp duty + extras)
The price on the hoarding is not the price you pay. Here is a worked example for an under-construction flat with an agreement value of ₹80 lakh in Karnataka, using the rules in force on 15 October 2026:
| Item | Rule | Approx. amount |
|---|---|---|
| Agreement value | — | ₹80,00,000 |
| GST | 5% (under construction, non-affordable) | ₹4,00,000 |
| Stamp duty | 5% of value | ₹4,00,000 |
| Cess and surcharge | 10% + 2–3% of the duty | ₹48,000–52,000 |
| Registration fee | 2% (since 31 Aug 2025) | ₹1,60,000 |
| Extras | Parking, deposits, legal, interiors basics | ₹1–3 lakh |
| Total | about ₹91–93 lakh |
Stamp duty is charged on the higher of the agreement value and the government guidance value, so check both on Kaveri Online Services. For the GST side, our GST calculator works it out for your figures.
EMI and income needed
Banks usually lend up to 80% of the value for a loan of this size, so you need about ₹16 lakh down plus the costs above, roughly ₹27–29 lakh of your own money in all.
- Loan: ₹64 lakh, at 8.5% for 20 years.
- EMI: about ₹55,500 a month.
- Many lenders keep all your EMIs under about half of take-home pay, so plan on a household take-home of about ₹1.1 lakh a month with no other loans.

Ready vs under construction at this budget
- Ready to move: no GST once the occupancy certificate is issued, no rent while you wait, and you see exactly what you get. Fewer choices, and older stock.
- Under construction: newer layouts and payment in stages. You pay GST, and often rent and EMI together for a while. Check the K-RERA completion date.

FAQ
₹80 lakh budget: common questions
Can I get a 2 BHK under ₹80 lakh near Sarjapur?
Often yes, once you move south of Sarjapur town towards Attibele. Closer to the Outer Ring Road, ₹80 lakh is tighter. Compare carpet area, not just the price tag, and ask each builder for a written cost sheet.
What is the all-in cost of an ₹80 lakh flat?
Roughly ₹90–92 lakh for an under-construction flat in Karnataka: about ₹4 lakh GST (5%), about ₹6 lakh stamp duty, cess, surcharge and 2% registration, plus parking, maintenance deposit and legal fees. A ready flat with an occupancy certificate carries no GST.
What salary do I need for an ₹80 lakh home loan?
On a ₹64 lakh loan (80% of ₹80 lakh) at 8.5% for 20 years, the EMI is about ₹55,500. Many banks keep total EMIs near half of take-home pay, so a household take-home of about ₹1.1 lakh a month, with no other loans, is a fair starting point.
Is Attibele cheaper than Chandapura?
It depends on the building more than the name. Asking prices on portals move every month in both. Compare like for like: carpet area, approvals, approach road and water source.
Are there ready-to-move flats under ₹80 lakh?
Some, usually older or resale homes. Ready flats save GST and rent, but check the occupancy certificate, the khata and the society’s finances before you pay a token.
