Attibele, Bengaluru: a first-home buyer’s guide
A border town on the Hosur Road, where the Sarjapur–Attibele Road ends. What it is like, and what to check on paper.
Where Attibele is
Attibele sits on the Hosur Road at the edge of Karnataka, just before the road crosses into Tamil Nadu towards Hosur. It is also where the Sarjapur–Attibele Road meets the highway, so it joins two of the city’s south-east routes. The taluk town nearby is covered in our Anekal guide, and our guide to flats under 80 lakh sets out what a first-home budget buys here. What it feels like
Attibele is a working town. The highway brings trucks, buses and a steady flow of people heading to the industrial units on both sides of the border. Step off the main road and you find older residential lanes, markets and open land being turned into layouts.
For a first home, that means two things: a lively, practical town for errands, and more highway noise than a village lane. Choose the street, not just the town.
Daily life
- Work: many residents work in the Hosur Road industrial belt, the Electronic City side, or towards Sarjapur Road. Try your own commute at the hour you would travel.
- Shopping: the town market covers daily needs; bigger stores are along the highway.
- Health: note the nearest hospital you would trust at night, on either side of the border.
- Transport: state buses run along the highway. Ask how you would get home without a car.
Three things to check on your visit
- Confirm which state, taluk and village the plot is recorded in.
- Stand at the gate at rush hour and listen to the road.
- Ask how the project gets water and treats sewage.
Karnataka or Tamil Nadu: why it matters
The Karnataka–Tamil Nadu state line runs across the Hosur Road at Attibele. Homes on the Karnataka side fall under Karnataka law; homes just across the line, around Hosur, fall under Tamil Nadu law. The two sides look alike from the road, but the paperwork is not the same.
Under the Real Estate (Regulation and Development) Act, 2016, each state runs its own regulator. A Karnataka project should be registered with K-RERA (rera.karnataka.gov.in); a Tamil Nadu project with TNRERA (rera.tn.gov.in). Look up the registration number on the right portal, not the one you assumed.
Stamp duty and registration follow the state where the property sits: the Karnataka Stamp Act, 1957 on this side, the Indian Stamp Act as applied in Tamil Nadu on the other. Rates and charges differ, so budget with the correct state’s figures.
Where The Shalott Marque fits
Reeva’s home on this side of the city is The Shalott Marque, a small, K-RERA registered project of 2 and 3 BHK apartments in S Medihalli on the Sarjapur–Attibele Road. Price on request. See it on Google Maps.

FAQ
Questions about Attibele
Is Attibele in Karnataka or Tamil Nadu?
Attibele is in Karnataka, in Anekal taluk of Bengaluru Urban district. The Tamil Nadu border is just beyond it on the Hosur Road, and Hosur itself is in Tamil Nadu.
Which RERA should an Attibele project be registered with?
A project on the Karnataka side should carry a K-RERA registration, which you can check on rera.karnataka.gov.in. A project across the border should carry a TNRERA registration instead. Section 3 of the RERA Act, 2016 requires registration before a project is advertised or sold, subject to the Act’s size exemptions.
Does stamp duty change if I buy across the border?
Yes. Stamp duty and registration are set by the state where the property is. Use our Karnataka stamp duty calculator for the Karnataka side, and check Tamil Nadu’s own rates for a home across the line.
Is Attibele noisy?
Close to the highway, it can be, because of heavy vehicles. Lanes set back from the main road are much calmer. Visit the exact street at a busy hour before you decide.
