Attibele or Chandapura: which suits your first home?
Two Hosur Road towns, a few kilometres apart, often on the same shortlist. Here is how they really differ, and what to check before you choose.
The quick answer
Chandapura suits you if you work in Electronic City or Bommasandra and want the shortest daily trip, with a busier, more built-up town around you. Attibele suits you if you can travel a little further in return for more choice of newer layouts, and if Sarjapur Road or the Hosur side matters to your work. Both sit in Anekal taluk, on the same highway, so the right answer usually comes down to your office, your budget and the street you pick, not the town name. Our Attibele guide and Chandapura guide cover each town on its own.
Price per sq ft (and why portals disagree)
Search “Attibele price per sq ft” or “Chandapura price per sq ft” and you will see very different averages on different property portals, sometimes far apart for the same town. That does not mean anyone is lying. Portals average whatever listings they hold that month: a few large new projects can pull the figure up, while older resale flats and plots pull it down. Some quote super built-up area, some carpet area; some mix plots with flats. Treat any portal figure as a rough market average, dated to the day you read it, and never as a builder’s price (including ours: Reeva publishes no price on this page).
The fair way to compare is like for like: same type of home, same area measure (carpet area, which RERA requires builders to state), same stage of construction. Ask each seller for the all-in cost (base price, parking, GST if under construction, stamp duty and registration) and compare those totals. Our guide to flats under 80 lakh in south-east Bengaluru shows what a first-home budget can realistically buy along this belt.
Commute and metro access
Chandapura is the nearer of the two to Electronic City, so for most people working there it is the shorter daily trip. Attibele is further down the Hosur Road, at the Karnataka–Tamil Nadu border, but it is also where the Sarjapur–Attibele Road begins, which helps if you work towards Sarjapur or on the Hosur side.
Neither town has its own metro station today. The nearest is at the Bommasandra end of Namma Metro’s Yellow Line, which runs to RV Road and opened in August 2025. Chandapura is closer to it; from Attibele you would drive or take a bus up the highway first. Read our Bommasandra guide for the area around the terminal. Extensions beyond Bommasandra have been discussed, but treat any line further south as a plan, not a promise, until BMRCL starts building it. Whatever you choose, try the trip at the hour you would really travel.
Daily life: schools, hospitals, markets
Chandapura is a busy junction town: markets, schools, clinics and a mix of older homes and newer blocks, all within a short ride. Attibele is a working border town with its own market and highway stores, and more open land turning into layouts. In both, list the schools you would actually use, find the nearest hospital you would trust at night, and walk the lane you would live on. Highway noise and truck traffic vary a lot from one street to the next.
Water and civic services
Both towns lie outside the five Greater Bengaluru city corporations created in 2025 and are run by their own local town bodies, as far as public records show in October 2026. Boundaries in the region are being redrawn, so confirm the current civic body for the exact survey number you are buying. Many homes in both towns still depend on borewells and tankers rather than piped Cauvery water. For any project, ask in writing where the water comes from, whether there is a sewage treatment plant, and what the monthly maintenance covers.
Paperwork differences
Because the local body differs by location, the khata (the property record used for tax and transfer) is issued by the town body or the panchayat, not by a Bengaluru city corporation. Before you pay a token amount, check: the RERA registration of the project, the approved building plan and which authority approved it, land conversion for residential use, the khata type, and a clean encumbrance certificate. These checks are the same in both towns, and they matter more than the town name. For a project that ticks these boxes in this belt, see The Shalott Marque on Sarjapur–Attibele Road (price on request).

FAQ
Questions buyers ask
Is Attibele cheaper than Chandapura?
Portal averages for the two towns move around and often overlap, because they mix new and resale homes, plots and flats. There is no reliable single answer. Compare the all-in cost of similar homes, measured in carpet area, at the same stage of construction.
Which is closer to Electronic City?
Chandapura. It sits just past Electronic City and Bommasandra on the Hosur Road, while Attibele is further south at the state border.
Which has better water supply?
Neither has a clear edge. Many homes in both towns rely on borewells and tankers. Water depends on the project, so ask each seller where the water comes from and see the sewage treatment plant for yourself.
Is Chandapura in city limits?
No. As of October 2026, Chandapura is run by its own town body in Anekal taluk and is not part of the five Greater Bengaluru city corporations. Boundaries are being reviewed, so confirm the civic body for your exact property.
Which is better for resale?
No one can promise future prices in either town. Resale tends to be easier for homes with clean paperwork (RERA, approved plan, proper khata), a reliable water source and a practical commute, so judge the home, not just the town.
