Living in Bommasandra: metro, jobs, prices and first homes

Bommasandra sits at the southern end of the Yellow Line, beside one of Bengaluru’s oldest industrial belts. Here is what that means for a first-home buyer, in plain words.

Where Bommasandra is (and its civic body)

Bommasandra lies on Hosur Road, just south of Electronic City and north of Chandapura and Attibele. It is in Anekal taluk of Bengaluru Urban district, which matters more than the postal address when you check papers.

Much of the area sits outside the Bengaluru city corporations. Local matters, such as property tax and the khata (the tax account for a property), are usually handled by the town’s own municipal body or a gram panchayat, depending on exactly where the land is. Building approvals for larger projects in this belt usually go through a planning authority rather than the city. Always read the approving authority’s name on the sanctioned plan itself.

If “khata”, “panchayat” or “planning authority” are new words, our glossary entry on city and panchayat areas explains them in two minutes.

Yellow Line metro: what’s running

The Yellow Line of Namma Metro runs from RV Road to Bommasandra, roughly 19 km on an elevated track. It was inaugurated on 10 August 2025, and Bommasandra is its southern terminal. The line passes Electronic City on the way, so the IT campuses there are now a short ride away.

Early service ran with few trains and long gaps between them. Frequency has been improving as more trains arrive, but timings change, so check the current timetable on the BMRCL website before you plan a daily commute around it.

For what the line means further south, read our post on metro lines and first homes.

Jobs: Bommasandra–Jigani industrial belt

Bommasandra is best known for its industrial area, run by KIADB (the Karnataka Industrial Areas Development Board). Together with nearby Jigani, it hosts factories, pharma units, engineering firms and their suppliers. Electronic City’s tech campuses are just north.

For a buyer, this cuts both ways. Jobs nearby mean steady rental demand and short commutes for people who work here. It also means trucks, shift traffic and, in some pockets, industrial smells or noise. Visit at a shift change and at night before you decide.

Prices and rents

We do not publish price figures for other people’s projects, because they change every month and vary by building. Portals such as PropertyPistol’s Chandapura page show current asking prices for this stretch of Hosur Road. Treat them as asking prices, not sale prices.

What moves prices here: distance from the metro station, how close the home is to the industrial area, the approach road, and whether the project has a reliable water source. The metro has pushed asking prices up near the stations.

Bommasandra vs Attibele vs Chandapura

Still weighing corridors? Our Sarjapur–Attibele Road vs Electronic City comparison sets them side by side.

  • Bommasandra: metro at the doorstep and jobs nearby; busier and more industrial.
  • Chandapura: a little further south, more residential pockets, still on Hosur Road. See our Chandapura guide.
  • Attibele: at the Karnataka–Tamil Nadu border, calmer and linked to Sarjapur by road. See our Attibele guide.
  • Sarjapur–Attibele Road: quieter, lower-density homes such as The Shalott Marque, with the Sarjapur Road tech belt to the north.

Paperwork checks for this area

  1. Look up the project on K-RERA. Our RERA check guide shows you how.
  2. Read the sanctioned plan and note which authority approved it.
  3. Ask which type of khata the property has, and get it in writing.
  4. Check the land was converted from farm use (a DC conversion order) where that applies.
  5. Pull an encumbrance certificate from Kaveri Online Services.
  6. Ask how the project gets water and treats sewage.

Where The Shalott Marque fits

Reeva’s home on this side of the city is The Shalott Marque, a small, K-RERA registered project of 2 and 3 BHK apartments in S Medihalli on the Sarjapur–Attibele Road. Price on request. See it on Google Maps.
