Corridor guide

The Hosur Road corridor: a first-home buyer’s guide

From Electronic City to the Tamil Nadu border: how the corridor works, and why the state line matters for your paperwork.

What the corridor is

Hosur Road is the national highway (NH 44) that leaves Bengaluru to the south-east. Along it sit Electronic City, the Bommasandra industrial area, Chandapura and Attibele, before it crosses into Tamil Nadu towards Hosur. The Yellow Line metro now runs along it to Bommasandra.

The Sarjapur–Attibele Road links this corridor to Sarjapur Road, which is why buyers often compare the two.

What it feels like

This is an employment corridor first: tech campuses, factories and warehouses, with homes built around them. It is practical and busy, with heavy traffic at shift and office hours.

For a first home, it rewards buyers who work along it. If your office is on the Sarjapur Road side, a home on the quieter Sarjapur–Attibele Road may suit you better.

How to choose along it

 • Start from work: pick the stretch closest to where you and your partner travel each day.
 • Check the state: confirm whether the home is in Karnataka or Tamil Nadu before anything else.
 • Step off the highway: lanes set back from the main road are usually calmer.
 • Ask the basics: water source, sewage treatment and approach road, in writing.

Karnataka or Tamil Nadu: why it matters

The Karnataka–Tamil Nadu state line runs across the Hosur Road at Attibele. Homes on the Karnataka side fall under Karnataka law; homes just across the line, around Hosur, fall under Tamil Nadu law. The two sides look alike from the road, but the paperwork is not the same.

Under the Real Estate (Regulation and Development) Act, 2016, each state runs its own regulator. A Karnataka project should be registered with K-RERA (rera.karnataka.gov.in); a Tamil Nadu project with TNRERA (rera.tn.gov.in). Look up the registration number on the right portal, not the one you assumed.

Stamp duty and registration follow the state where the property sits: the Karnataka Stamp Act, 1957 on this side, the Indian Stamp Act as applied in Tamil Nadu on the other. Rates and charges differ, so budget with the correct state’s figures.

FAQ

Questions about Hosur Road corridor

Where does the Hosur Road corridor cross into Tamil Nadu?

Just beyond Attibele. Attibele is in Karnataka; Hosur, across the border, is in Krishnagiri district, Tamil Nadu.

Do Karnataka and Tamil Nadu projects follow the same rules?

Both follow the central RERA Act, 2016, but each state has its own regulator and rules: K-RERA in Karnataka and TNRERA in Tamil Nadu. Stamp duty and registration also follow the state where the home is.

How do I check which state a property is in?

Read the sale deed or title documents for the village, taluk and district, and match the RERA registration to the right state portal. Do not rely on the postal address or the listing title.

Can I use a Karnataka stamp duty estimate for a Hosur home?

No. Our stamp duty calculator uses Karnataka rules. A home in Tamil Nadu needs Tamil Nadu’s rates.

How does Hosur Road compare with Sarjapur–Attibele Road?

Hosur Road is busier and built around industry. Sarjapur–Attibele Road, home to The Shalott Marque, is quieter and links to the Sarjapur Road tech belt. Your daily commute is the best guide.

Are these guides advice on where to buy?

No. They are plain, general notes to help you ask better questions. Always verify the documents for the specific home you are considering.
