Anekal for first-home buyers: area, records and commute
Anekal is both a small town and the taluk that covers most of south-east Bengaluru’s growth belt. Knowing which one a seller means saves you a lot of confusion.
Anekal town vs Anekal taluk
A taluk is a block of villages and towns grouped for revenue and land records. Anekal taluk is one of the taluks of Bengaluru Urban district, and it is large. Attibele, Chandapura, Bommasandra, Jigani and many villages along Sarjapur–Attibele Road fall inside it.
Anekal town is the old market town at the taluk’s centre, with its own municipal body. So when a listing says “Anekal”, ask: the town, or somewhere in the taluk? A flat near Attibele can be “Anekal taluk” on paper and still be a long way from Anekal town.
The Shalott Marque at S Medihalli is on Sarjapur–Attibele Road, in this same taluk.
Which authority approves what here
Different offices do different jobs, and buyers often mix them up.
- Building plan: approved by a planning authority for the area, or by the local body for smaller buildings. Read the name on the sanctioned plan.
- Property tax and khata: kept by the local body, which is the town municipal council in towns and the gram panchayat in villages.
- Land records (RTC): kept by the revenue department through the taluk office.
- Registration: done at the sub-registrar office for the area, with records searchable on Kaveri Online Services.
- Project registration: K-RERA, for projects above the size limits in the RERA Act, 2016.
Khata types you’ll meet
A khata is the property-tax account. It shows who gets the tax bill, not who owns the home. Ownership comes from the chain of registered sale deeds.
In Anekal taluk you will meet two main kinds. In town council areas, the e-khata issued through the state’s online system. In village areas, a panchayat khata, recorded in the panchayat’s own register (often called Form 9 or Form 11). Each has its own rules for loans and resale, and banks look at them closely.
Use our khata checker to see which one you are looking at, and our khata verification guide for the steps.
Commute to Electronic City and Sarjapur
Most of the taluk’s jobs lie north. Electronic City is reached up Hosur Road, and the Yellow Line metro now starts at Bommasandra, on the taluk’s northern edge. The Sarjapur Road tech belt is reached through Sarjapur–Attibele Road.
From Anekal town itself, both trips are long by road, and there is no metro yet. From the Attibele or Chandapura side, they are much shorter. Do your office trip once at peak time before you choose.
Prices and what drives them
Prices vary a lot across a taluk this size, so a single “Anekal price” means little. We do not quote prices for other people’s projects. Portals such as PropertyPistol show current asking prices by locality.
What moves prices here: closeness to Hosur Road and the metro, the approach road, the khata type, water supply, and whether the land is approved for housing. Panchayat-khata plots are often cheaper partly because loans and resale can be harder.
STRR Phase II and the forest stretch
The Satellite Town Ring Road (STRR) is a national highway being built by NHAI in a ring around Bengaluru’s outer towns. Its southern part is planned to pass through this belt, linking towards Hosur, Anekal and Bannerghatta.
The section near Bannerghatta National Park needs forest clearance, and reports as of October 2026 say it is still held up, with no confirmed completion date (The Metro Rail Guy, Deccan Herald). Buy for the roads that exist today, and treat STRR as a possible bonus. Our STRR guide for Attibele buyers explains what is open today.
Where The Shalott Marque fits
Reeva’s home on this side of the city is The Shalott Marque, a small, K-RERA registered project of 2 and 3 BHK apartments in S Medihalli on the Sarjapur–Attibele Road. Price on request. See it on Google Maps.

FAQ
Questions about Anekal
Is Attibele in Anekal taluk?
Yes. Attibele, Chandapura, Bommasandra and many villages along Sarjapur–Attibele Road are in Anekal taluk, Bengaluru Urban district. Check the taluk named in the sale deed’s property schedule.
Who approves building plans in Anekal?
A planning authority for the area approves most project plans; smaller buildings may be approved by the local body. The approving office is named on the sanctioned plan, so ask to see it.
Is Anekal property e-khata or panchayat khata?
Both exist. Town council areas use e-khata; village areas usually have a panchayat khata. Ask which one, in writing, and check it before you pay a booking amount.
How far is Anekal from Electronic City?
From Anekal town it is a long drive up Hosur Road. From Bommasandra, at the taluk’s northern edge, Electronic City is a few metro stops away on the Yellow Line.
Will STRR pass near Anekal?
The planned southern section passes through this belt, but the forest stretch near Bannerghatta is still awaiting clearance as of October 2026. Do not buy on the strength of it alone.
