Which khata is this?
Three plain questions about the paper in your hand. You get the likely record type and the next thing to ask.
Not clear from these answers
The answers do not point to one record type. That is common: many papers are photocopies or partial extracts.
Next step: Ask the seller for the original khata certificate and extract, and have a lawyer read them with the title deeds.
A khata is a tax record, not proof of ownership. This is a reading of the answers you gave, not a legal opinion.
Why the khata matters
In Karnataka, the khata is how the city records a property and who pays its tax. You will need it to pay property tax, apply for water and power connections in your own name, and later to sell. A mismatch between the khata and the deed is a problem worth finding early.
How to read the paper
- Look at the body named at the top: a city corporation or municipality, or a grama panchayat.
- Look for a property ID you can search online. If it is there, search it yourself.
- Check whether the paper is a khata certificate or a khata extract. You usually want both.
The answer here is a reading of your answers, not a legal opinion. A property lawyer should read the khata with the title deeds.

FAQ
Questions people ask
Is a khata proof that someone owns the property?
No. A khata is a municipal record of who is liable to pay property tax. Ownership comes from the chain of title deeds registered under the Registration Act, 1908. Check both.
What is the difference between A-khata and B-khata?
Both are entries kept by a city body for property tax. The A register holds properties whose approvals are complete. The B register was opened for properties the city taxes but which have gaps, such as an unapproved layout or a building without a sanctioned plan.
What is an e-khata?
A digital khata with its own ID, issued through the city’s online system. Bengaluru made e-khata the standard record for properties in its area, so you can look the ID up and compare the details with the deed.
Can I get a home loan on a B-khata property?
That is the lender’s decision, made under its own policy. We will not guess it for you. Ask the bank before you pay any advance.
What about a flat in a new apartment building?
For a new flat, each home gets its own khata after the building is complete and the sale deed is registered. Before that, check the khata of the land and the approvals on the project’s RERA entry.
