1 acre = 40 guntha = 100 cents = 43,560 sq ft. 1 sq m = 10.7639 sq ft. Revenue records write “2 acres 10 guntha”, which is 2.25 acres, not 2.10. Where a document states an area, the document governs.
Why you will meet so many units
On the Sarjapur–Attibele side of Bengaluru, papers come from more than one system. A flat is sold in square feet. Its RERA filing is in square metres. The land under it is described in acres and guntha in Karnataka records, and in cents just across the border in Tamil Nadu.
The definitions used
- 1 foot = 0.3048 m exactly, so 1 sq ft = 0.09290304 sq m.
- 1 acre = 4,840 sq yards = 43,560 sq ft.
- 1 acre = 40 guntha = 100 cents. These are customary, not set by statute.
If a document states an extent, the document governs, not a converted figure.

How many square feet are in a guntha?
There are 40 guntha in an acre and 43,560 sq ft in an acre, so 1 guntha is 1,089 sq ft (a 33 ft × 33 ft square).
How many square feet are in a cent?
There are 100 cents in an acre, so 1 cent is 435.6 sq ft.
How do I convert square metres to square feet?
One foot is exactly 0.3048 metres, so 1 sq m is about 10.7639 sq ft. Multiply square metres by 10.7639.
What does “2 acres 10 guntha” mean?
It means 2 acres plus 10 guntha, which is 2.25 acres. It is not 2.10 acres. Land records in Karnataka write extents this way.
Why does RERA show my flat in square metres?
Builders file carpet area with RERA, and plans are usually drawn in metric units. Convert to square feet to compare with the brochure, and check the carpet area matches.
