Read a K-RERA registration number

Paste the number from a brochure and see each part explained, with an honest note on which parts nobody officially explains.

The example is only a sample shape, not a real project. Paste the number from the builder’s brochure or agreement.

The shape matches a K-RERA project number.

  1. PRMSeen on the register

Prefix. Every K-RERA registration on the public register starts with PRM.

  2. KASet by law

State. KA is the code for Karnataka. A project in Tamil Nadu is registered with TNRERA instead, in a different format.

  3. RERASet by law

Authority. RERA: the Real Estate (Regulation and Development) Act, 2016, under which Karnataka set up K-RERA.

  4. 1251No official key

Four-digit code. Websites often call this a district code. K-RERA publishes no key for it, so we do not guess what it stands for.

  5. 310No official key

Three-digit code. Often described as a taluk or office code. Again, no official key is published.

  6. PRSeen on the register

Type. PR: a project registration. This is what a building you buy into should carry (section 3 of the Act).

  7. 171015Seen on the register

Six-digit date. Looks like a date: 15 Oct 2017 (read as YYMMDD). Real numbers use both orders, so check the date on the certificate.

  8. 000287No official key

Serial. A running number. What it counts is not published.

A correct shape does not prove a project is registered. Search the number on rera.karnataka.gov.in and match the project name, promoter and address.

Why the RERA number is the first thing to check

Before you pay a booking amount, you want to know the project is registered with the Karnataka Real Estate Regulatory Authority. Registration means the promoter has filed the approved plans, the land papers and a completion date, and has to keep 70% of buyers’ money in a separate account for that project (section 4(2)(l)(D) of the Act).

What the tool can and cannot tell you

It checks the shape: eight parts, starting PRM/KA/RERA, with PR for a project. It marks each part as set by law, seen on the register, or without any official key. It cannot tell you that a number is genuine. Only the register can.

  • Search the number on rera.karnataka.gov.in yourself, not through a link someone sends.
  • Match the promoter’s name with the name on your agreement.
  • Note the completion date filed with RERA; it is the date the builder is held to.

FAQ

Questions people ask

Does a correctly shaped number mean the project is registered?

No. Anyone can type a number in the right shape. Only the K-RERA register at rera.karnataka.gov.in shows whether it belongs to a real project. Search it there and check the project name, the promoter and the address match what you were shown.

Does every apartment project need a RERA number?

Section 3 of the Real Estate (Regulation and Development) Act, 2016 says a promoter cannot advertise, market or sell units in a project without registering it, unless the land is 500 sq m or less or the project has 8 units or fewer (including all phases). Section 11(2) requires the registration number on every advertisement.

What is the difference between PR and AG?

On the K-RERA register, project numbers carry PR and real estate agent numbers carry AG. If a brochure shows an AG number as the project’s registration, ask for the project number.

Is 1251 the code for Bengaluru?

Many websites say so, but K-RERA does not publish a key to its number format, so we do not state it as fact. The register entry, not the number, tells you where the project is.

What should I look at on the register entry?

The approved plan, the land title documents, the promised completion date, the quarterly progress updates and any complaints. Those papers matter far more than the number itself.
