2 BHK or 3 BHK for your first home?
The right size is the one your family will grow into, at an EMI you can carry comfortably.
BHK means bedrooms, hall and kitchen. It tells you the number of rooms, not their size. Two 2 BHKs can differ a lot in usable space, so always compare carpet area, the usable area inside your walls. RERA requires homes to be sold on carpet area.
2 BHK vs 3 BHK, side by side
| Factor | 2 BHK | 3 BHK |
|---|---|---|
| Price and EMI | Lower for the same project and floor | Higher; the gap continues for the whole loan |
| Up-front costs | Lower down payment and stamp duty | Both rise with the price |
| Who it fits | Couples, small families, one work-from-home desk | Growing families, parents moving in, two people working from home |
| Running costs | Lower maintenance where it is charged per sq ft | Higher maintenance and more to furnish |
| Later on | May feel small if the family grows | Room to grow without moving again |

FAQ
Questions buyers ask
Should I compare homes on super built-up area or carpet area?
Carpet area. Super built-up area includes a share of lobbies and common areas, so it varies by project. RERA requires sale on carpet area, which makes like-for-like comparison possible.
Is a large 2 BHK better than a small 3 BHK?
It depends on whether you need the extra door. A third bedroom gives privacy for a parent or a study; a bigger 2 BHK gives roomier living. Walk both and imagine a normal weekday.
How much more will a 3 BHK cost me each month?
It depends on the price gap and your loan. Put both prices into our EMI calculator to see the monthly difference for your own rate and tenure.
Does a 3 BHK need a bigger down payment?
Usually yes. RBI caps how much of a home’s value banks may lend (90%, 80% or 75% depending on the loan size), so a higher price means more to pay yourself, plus higher stamp duty and registration.
