FAQ
Questions buyers ask
How do I know which state a project is in?
Check the survey number and village in the title documents and the RERA registration. A Karnataka project is registered on K-RERA; a Tamil Nadu one on TNRERA.
Is stamp duty the same in both states?
No. Each state sets its own stamp duty, registration fee and guidance values, and amends them. For Karnataka, use our stamp duty calculator; for Tamil Nadu, check its registration department’s current schedule.
Does GST change with the state?
The rate does not. GST on under-construction homes is set nationally; only the state share (SGST) goes to the state where the home is.
Which side is The Shalott Marque on?
The Karnataka side. It is at S Medihalli on Sarjapur–Attibele Road, registered with K-RERA as PRM/KA/RERA/1251/308/PR/180826/008871.
Can I take a Bengaluru bank’s home loan for a Tamil Nadu home?
Banks lend across states, but they check the property under that state’s rules and may use a local lawyer and valuer. Ask your bank before you book.
