Stamp duty calculator for Karnataka
Estimate stamp duty, cess, surcharge and the registration fee on a flat in Bengaluru or anywhere in Karnataka, so registration day holds no surprises.
Worked on ₹75 lakh (agreement value), about 6.60% in all. Rates are indicative and change by notification: confirm the exact amount with the sub-registrar or on the Kaveri portal before you pay.
Please note: rates here are indicative. Karnataka sets stamp duty and registration charges by notification and changes them from time to time. Confirm the exact amount with your sub-registrar’s office, or on the state’s Kaveri portal, before you pay.
What you pay to register your home
When you buy a flat, the sale deed has to be registered in your name at the government’s sub-registrar office. That is what makes you the legal owner. Two charges are paid at that point. Stamp duty is a tax on the document, set under the Karnataka Stamp Act, 1957. The registration fee is a separate charge for recording it. On top of the stamp duty, the state also collects a cess and a surcharge, both worked out as a share of the duty, not of the home’s value.
Which value the duty is charged on
Duty is calculated on the higher of two numbers: the price written in your agreement, or the government’s guidance value for that property. If you know the guidance value, add it above; the calculator uses whichever is higher.
Why it matters for a first home
Together these charges can add about 6–7% to the cost of a home, and banks generally do not include them in the loan. On a ₹75 lakh home that is roughly ₹5 lakh you need ready in cash. Many first-time buyers plan carefully for the down payment and then discover this cost late. Put it into the down payment calculator so your savings target is complete, and check your monthly budget with the EMI calculator.
- Read the sale deed carefully before registration; the value written there drives the duty.
- Keep the stamp duty and registration receipts with your deed. You will need them later.
- Do not under-declare the value to save duty: the office can refer it for valuation and recover the gap.

FAQ
Questions people ask
Are these the exact Karnataka rates?
They are indicative. The calculator starts at 5% stamp duty, 10% cess and 2% surcharge on that duty, and a 1% registration fee, but the state changes rates and slabs by notification, and lower slabs can apply to lower-value homes. Open “Change the rates” to use the figure your sub-registrar gives you. Always confirm before you pay.
What is the guidance value?
The guidance value is the minimum value the Karnataka government sets for property in each area, for working out stamp duty. Duty is charged on whichever is higher: the price in your agreement or the guidance value. You can look up the guidance value for an area on the Kaveri portal.
Will my home loan cover stamp duty and registration?
Usually not. Banks lend against the cost of the home itself, so stamp duty and registration come from your own savings. Plan for them alongside your down payment; our down payment calculator lets you add them in.
When do I pay stamp duty on a new flat?
You pay it when the sale deed is registered at the sub-registrar’s office, usually close to handover. Some buyers also register the agreement for sale earlier. Your lawyer or the builder’s team can tell you which documents need stamping and when.
Is GST the same as stamp duty?
No. GST is a tax on the sale of an under-construction home and is paid to the builder along with the price. Stamp duty and registration are state charges paid when the document is registered. A ready-to-move home with a completion certificate carries no GST, but stamp duty still applies.
