Down payment calculator
How much do you need to save before you buy? See your down payment, your loan and the extra costs together, with RBI’s loan limits built in.
Capped at 75%: RBI rules do not let a bank lend more on a home of this cost.
What a down payment is
The down payment is the part of the home’s price you pay from your own money. The bank lends the rest. Banks cannot lend the full cost: RBI sets a loan-to-value (LTV) limit, the most a bank may lend as a share of the home’s value. The bigger the loan, the lower the limit.
| Loan size | Bank can lend up to | You pay at least |
|---|---|---|
| Up to ₹30 lakh | 90% | 10% |
| ₹30 lakh to ₹75 lakh | 80% | 20% |
| Above ₹75 lakh | 75% | 25% |
The calculator applies these bands to the cost of the home, a careful way to plan. Your lender may set a lower limit after valuing the property.
The cash you really need
The down payment is only part of the money you need ready. Stamp duty and registration in Karnataka add around 6–7% of the value, and banks generally do not fund them. Then come the smaller things: a lawyer to check the title, a few months of maintenance in advance, curtains and furniture, moving. Add these as “other one-off costs” above. The result, “cash you need in hand”, is the figure to save towards.
Building your savings plan
- Enter what you have saved today. The calculator shows what is still to save.
- Divide that gap by the months until you plan to buy. That is your monthly saving goal.
- Leave a cushion of a few months’ expenses untouched, even after the purchase.
Next, check the loan side with the eligibility calculator and get an exact figure for registration from the stamp duty calculator. The ₹80 lakh shown is only an example; prices at The Shalott Marque are shared on request.

FAQ
Questions people ask
What is the minimum down payment for a home loan in India?
RBI limits how much a bank may lend against a home (the loan-to-value ratio). For loans up to ₹30 lakh the cap is 90%, so you pay at least 10%. Above ₹30 lakh and up to ₹75 lakh it is 80%, so at least 20%. Above ₹75 lakh it is 75%, so at least 25%. Banks may ask for more.
Is stamp duty part of the down payment?
No, it comes on top. Banks usually work out the loan on the home’s cost alone, and stamp duty and registration are paid from your own money. That is why this calculator shows “cash you need in hand” separately from the down payment.
Can I pay more than the minimum down payment?
Yes, and it often helps: a smaller loan means a smaller EMI and less interest over the years. Just do not empty your savings. Keep an emergency fund of a few months’ expenses after paying for the home.
Can I use my provident fund for the down payment?
EPF rules allow a withdrawal towards buying a house once you meet the conditions, such as a minimum period of membership. Check the current rules and your balance on the EPFO portal before you count on it.
How do I pay the down payment on an under-construction flat?
Usually in parts: a booking amount, then your own share at each stage before the bank starts releasing the loan. Under RERA a builder cannot take more than 10% of the cost before a registered agreement for sale. Ask for the payment schedule in writing.
